7 Narbada Crescent, Khandallah, Family Home for Sale

This renovated 1940’s  ex-State house has come a long way – but some things don’t change – like the sunny aspect to the living room, the sheltered backyard and the quiet cul-de-sac location in the Cashmere School zone.

7 Narbada from the Street

Built in the 1940’s by craftsmen that cared – this ex-State weatherboard and coloursteel home has been modernized to provide a comfortable home for today’s family.

Situated on a cul-de-sac this northwest facing home is warm year round. The cul-de-sac is safe for chilcren while the double garaging (with workbench) and additional off-street parking allow for plenty of visitors.

About the street access is by an easy flight of well-designed stairs, while the contour of the 693m section allows the main living areas to open out to an extensive, partly covered deck and securly fenced backyard.

3 Bedroom Home on one Level

Entering through a sheltered front door the open plan living / kitchen area features a huge window seat (storage under, seat squabs included chattle) and northwest views across to reserve land.

Decor is modern and bright throughout and the original timber floors are (rimu) exposed and polished throughout this area.

The dining area is adjacent to the modern (2000) kitchen which features stainless steel bench tops, and under-hung 1 and 1/4 sink and laminex joinery. A fullsize corner pantry is complemented by a appliance garage, stainless stove (gas burners with electric oven), double Fisher & Pykle double dish drawers and an Insinkerator (all included chattles).

There are double power points throughout and lighting is a mixed of modern recessed lights (with dimmers) and halogen task lighting in the kitchen area.

Double French doors from the dining area give flat access to a deck area which is perfect for BBQ’s (semi covered in case the weather doesn’t coorperate) – the deck flows out to a flat concrete area and a sloping private garden.

Family Bathroom

The main bathroom was completely re-built in 2000. It features a 2-person Englefield spa bath with (optional) access from the deck! There is also a good sized shower, vanity with under sink storage and also a 3-way mirrored wall unit with heated mirror, halogen down lights and storage. There are 2 towel racks included one which is heated.

The bathroom’ floor and walls (part) are tiled for easy cleaning. Hot water is provided to the bathroom and kitchen via a Rinnai infinitly gas hot water unit (unlimited supply – only heated when required). There is also fan heater.

Bedroom 1

Located in the front of the house this bedroom has views across the cul-de-sac and is north facing. The room comfortably takes a queen-sized bed and features mirrored built-in wardrobe with modern wardrobe organisers.

Access is from the main corridor, there is also a feature wall of interior windows and a second door which open to the sun porch. The room is carpeted with good quality wool carpet and features downlights and blinds.

Bedroom 2

Located at the rear of the houe this bedroom has windows overlooking the back yard and deck. There is a double built-in wardrobe. This large bedroom will easily house a queen-sized bed plus a substantial desk or couch. This room is carpeted with good quality wool carpets and features modern light fitting and blinds.

Bedroom 3

The smallest bedroom will still fit a queen-sized bed and features a double built-in wardrobe. It has a small high window and also a set of double doors opening to the sun porch. The room is carpeted to the same standard as the other bedrooms and includes modern light fittings and roman blinds.

Sun Porch and Stairs

This light filled area is accessed by both bedroom 1 and 3 and also from the main corridor. It is tiled and also has a small built-in window seat (storage under). Options for this room include storage, play area, study, drying area (excellent winter sun). There is a north facing sliding window and also transparent roofing. The stairs are carpeted and lead down to the laundry area.

Downstairs Laundry and Storage

A single flight of stairs takes you to the downstairs laundry. This is a good sized room with space for a washing machine, wall-hung dryer . A built in laundry sink with counter top with a drying rack above. There are cupboards below  and also room for a couple of laundry hampers. There is also an (original) built-in fold-down ironing board. There is additional shelving and space for a second fridge/freezer, as well as under stair storage. The floor is lino. This room connects through to an additional storage room – currently with a built-in wardrobe organiser.

Downstairs Bathroom

Adjacent to the aditional storage room there is a compact bathroom which features a shower with shower curtain, toilet and single vanity with ?heated towel rail.

Downstairs Home Office / Teenage Retreat / Long-stay visitors / 4th Bedroom

This room is large with its own external entrance. It is on its own gas and power, along with the bathroom and would be ideal for a home office. As a home office its perfect because clients can visit the office without entering your home at all.  There is off-street parking practially at the door as well. At the end of the day – you can go upstairs and not think of work!  You could even have up to four or so people working in this room with adequate space.

The floor is sealed particle board and there is a fitted kitchenette with a stainless steel bench and sink. There is space to include a stove and fridge. There is additional built in cupboards at this end of the room. At the other end of the room there is a built in desk with task lighting.

This space is a bedsit size (it was originally two rooms) – we lived down here while renovating upstairs and had space for a stove, fridge/freezer, dining table, queen-sized bed, large TV and couch.

Other uses for the room could include long-stay guests,  rumpus room (the floor was designed for ballroom dancing – the kids won’t damage it!),  home gym.  You could even use this room as the home’s master bedroom with parent’s retreat at one end and effectively an en-suite bathroom.

Garage and Off-Street Parking

The property features an original double garage which also has a work bench. There is also drive on parking for 2-cars in tandem next to the garage. Visitor parking is also possible in front of the garage without impeding the neighbour’s drive. Cul-de-sac’s are great to live on but parking can be a problem sometimes – its not for this house though!

Garden

The property has approximately 692m2 of land area – which is gradually sloping northwest facing contour. The front entrance way was landscaped in around 5 years ago, and is finished in coloured concrete and render. The planting features low-maintenance natives.  There is a permanent clothesline at the front of the house (not seen from the street) at the same level as the laundry.

The backyard is fully-fenced and is child and pet proof. Mature plantings ensures a private backyard. The house has access to the back deck from an original backdoor and the french doors off the open plan living. This area is partly covered to protect from Wellington’s unpredicatble weather.  The rest of the backyard is gently sloping and could be developed further if a keen gardner was interested in buying the property. There is small tools shed at the top of the garden.
